Maintenance and Operations

We operate and maintain the campus buildings and environment in a manner that is supportive to the educational, research and community service mission of the University, striving to provide quality service with a high level of customer satisfaction.

Our Services

We are responsible for the general upkeep and maintenance of the University buildings. This is accomplished through the performance and completion of work requests that have been submitted by our customers and by initiation of planned preventative maintenance and systems upgrades.

The responsibility of the Electrical department is to repair, maintain and upgrade all electrical systems on campus. The electrical group is staffed with two electricians and one supervisor.

Augmenting our services, local contractors are used to help maintain the high-voltage electric distribution system and building fire alarms as well as to provide needed assistance with remodeling projects or the installation of specialized equipment.

We perform general work of a semi-skilled nature, in the maintenance work and repair of buildings and associated equipment. This includes preventative and / or routine maintenance, inspections, cleaning, servicing and minor repairs of installed equipment and building systems. A 24-hour troubleshooter service is provided to answer after-hours service calls and respond to all emergencies reported to Public Safety.

Carpentry

The Carpentry shop performs general carpentry work in the alteration, repair and maintenance of building, floors, roof, walls, stairs, doors and windows. It also performs allied duties consistent with the installation of plasterboard, vinyl tile, acoustical ceiling, insulation, plastic and glass. The shop repairs or re-glazes window sash, hand doors, installs crash bars and miscellaneous hardware. In addition, local contractors are used whenever necessary.

Paint

The Paint shop performs all duties particular to the painting and decorating trade, following recognized procedures and techniques, for the general maintenance and decoration of walls, ceilings, windows, and doors as well as all other items. Local painting contractors are used for larger projects or for projects with fast-tracked schedules.

The responsibility of the HVAC department is to repair, maintain and upgrade all heating, cooling and ventilation equipment and systems on campus. Augmenting our services, local contractors are used to help maintain the Johnson Controls Building Automation System (METASYS) and to provide technical repair services for specialized pieces of equipment.

The Locksmith shop performs all duties required in the installation, maintenance and repair of locks, locking devices and other mechanical devices to provide security. This shop provides service to the main campus, off campus residential housing and other facilities owned by the University.

Boiler

Except for a few buildings, the central campus is heated by steam generated in the Boiler Plant located in the basement of the Humanities Building. An underground network of steam pipes and tunnels link the buildings to the central system. The boiler plant operates year round, 24 hours a day, producing 110 lb. steam used to heat campus buildings.

Plumbing

Plumbers repair leaks, unstop drains, replace broken fixtures and install piping for smaller jobs. They also perform normal and preventative maintenance work.

Functions as a central location to receive, store, control and issue supplies and tools for Operations and Grounds employees.

The Stockroom fills stock requests from work orders or on-campus requisitions, issues supplies from stock, maintains records showing distribution of stock, keeps perpetual inventory of stock on hand, requests supplies when needed and makes deliveries of supplies to maintenance employees who work in residence halls and academic buildings.


This position provides technical and knowledge-based support information services for all areas of Facilities Management. It includes historical and record drawings, computerized control/data acquisition systems, MEP and construction standards for maintainability, information support for planning and budgeting process and the management of infrastructure replacement projects. It also oversees on-going external contractor support, technical training and campus emergency response planning.
