Contracted Services at UD

We strive to provide quality services with a high level of customer satisfaction. Our purpose is to maintain an aesthetically pleasing campus environment that is conducive to learning, teaching, and research, and supports the educational mission of the University.

In an effort to maximize available resources and personnel within Facilities Management, and in order to supply the best possible services to the University community, outside vendors have been contracted to perform several long-term services that are required on campus. Generally, these are services that can be performed most economically by professionals trained in the specific fields required.

Dayton Reliable Air Filter Company has been contracted to monitor and change air filters in all HVAC equipment under the control of Facilities Management. National standard are utilized along with the highest quality filters available to guarantee that the air quality in your area is at the highest quality possible.

The University has entered into a long-term contract with Alpha & Omega Building Services to provide a healthy, clean environment for all University employees, students, guests and visitors. Specifications have been agreed upon for all areas including offices, classrooms, restrooms, break rooms, stairwells and hallways.

Our intent is to insure that the terms of the contract are fulfilled on a daily basis and even surpassed when possible. Our goal is to provide all of our customers (students, faculty and staff) with an environment that meets or exceeds all the set standards.

Daily Services

  • Emptying of trash and paper recycling containers
  • Vacuuming of carpeted traffic areas
  • Sweeping or dust mopping of all hard surface floors
  • Sanitizing of all restrooms and locker rooms
  • Sweeping, mopping or vacuuming of all corridors and stairs
  • Cleaning all chalk or white boards, erasers and chalk trays
  • Restock all paper and soap dispensers

Weekly Services

  • Dusting of all high and low open horizontal and vertical surfaces
  • Vacuuming all carpeted areas wall to wall (under tables and desks)
  • Wet mopping or auto scrubbing all hard surface floors

Periodic Services

  • Buff hard surface floors
  • Scrub and recoat hard surface floors
  • Strip and recoat hard surface floors
  • Surface clean or deep clean carpeted floors
  • Dust and clean window blinds

Misc. Services

Alpha & Omega services are not limited to building interiors. Porters are utilized throughout campus to maintain trash and cigarette receptacles adjacent to buildings. In addition, custodial workers provide a valuable service during snow and ice conditions by maintain all steps and ramps in a safe usable condition.

Your saftey and well-being are important to us at Facilities Management. For that reason we have entered into long term agreements with the finest elevator preventative maintenance firms in the United States. KONE, and Schindler ThyssenKrupp all provide the University with exceptional, reliable service.

In addition, Facilities Management commissioned KONE to provide a thorough analysis of all elevators on campus. The purpose of which was to determine the quality of the equipment and the level of the safety that each elevator provided. Required improvements needed to meet the regulations of the American with Disabilities Act and all state and local codes were also reported. Facilities Management subsequently utilized this information to develop a comprehensive long term modernization plan. Under this plan, twenty-one elevators have been modernized.

The University has contracted with ECOLAB Pest Control Services to control and eliminate targeted nuisance pests on campus that provide a threat to our health and safety.  Our goal is to provide the University community with a healthy workplace by utilizing treatments designed to be both effective and environmentally responsible.

Service for the general campus is provided weekly each Wednesday. All food service locations are maintained on a predetermined scheduled treatment program.

Window cleaning services for the many buildings under the control of Facilities Management are currently not being performed due to limited funding. Our current priority (weather permitting) is to clean windows in the building entrances only. Window cleaning services will be performed by one of two contractors, Alpha & Omega or Club Level Cleaning Company.
